Creates the tenant + lease and moves them in. Entering rent & deposit auto-posts the opening charges (deposit→GL 2100, rent→GL 4100) as draft invoices in Sales, plus a recurring rent on the 1st. Nothing is sent until you send the invoice.
Pending = lease signed but tenancy hasn't started; the property stays as-is and utilities aren't flipped until you set the lease Active.
